Altering materials of property. Planning permission vs permitted development

Hi all,

We have received planning permission for a side extension to a detached bungalow. In the conditions, it says 'All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.' The bungalow is currently mostly brick and some small parts are rendered. In the application for permission, the proposed materials to be used for the side extension was 'brickwork to match the existing'.

Ideally we would actually want to render the whole property (main building + new extension) and also use some stone cladding in areas . My question is this:

Rendering a property and cladding is allowed under permitted development but would this be in breach of planning permission? (Note we are not in a conservation area and our neighbours have also rendered their property)

Extension to match the house - so, if you exercize your right to render the house, the house is then rendered and the extension must be as well.

As it stands, yes. Just add an amendment to the plans.

can I ask why you want to cover something virtually maintenance free (bricks) with something that will need constant and costly maintenance? (Render)
