back boiler to combi

I'm looking at a flat I might buy for renting out. Currently has an old Baxi back boiler in the lounge. The wall it's located on backs on to the kitchen and, on the other side of the wall (i.e. in the kitchen) there is a cupboard housing the hot water tank. If the wall was taken away (so you could see both the boiler and the tank) I reckon they'd be at most a couple of feet away from each other.

I appreciate this is a kind of 'how longs a piece of string' question i.e. lots of variables, but if I wanted to remove the back boiler, remove the hot water tank and install a middle of the range combi in the same cupboard, can I estimate this at £2k all in for my calculations?

The things to consider would be the alteration or amendments to central heating, gas, hot and cold water pipe work, the addition of a blow off and condensate. You would also require a compliant method of flueing the boiler and the addition of an electrical supply and boiler controls for heating.
£2k, if this include decommission of existing boiler and water storage, could be a bit on the low side but not far off mark.
 
You should budget £3k and hope you get change, which you might or might not
