do any of you live in a property with a back boiler in the lounge and if yes does it annoy you not at all, slightly, quite a bit or a lot when it comes to noise? I appreciate it'll vary due to age/model/condition but I'm just looking for average feedback on whether or not they're annoying.
 
You mean a solid fuel back boiler?
If its making noise then a problem has manifested itself.
 
Used to have a back boiler in the lounge (gas) and it certainly didn't annoy me. The main reason we got rid of it was because of the poor choice of fire fronts available. Had it for twenty years without any problems, My combi failed within a couple of years and continues to do so. That's annoying.
 
(Assuming gas) more annoying than the noise it makes whumphing on and off is the draught from the mandatory air vent in the wall which aggravates the already low efficiency rating.
 
Had a back boiler in my 1st rental, solid fuel, no noise nuisance at all but as it was the only form of heating in the place had to be used. Extremely inefficient and non controllable. In the depths of winter would get through nearly £10 of fuel a day :-(

I think the hearth and mantle are slightly too wide for the breast, and have been moved to the right to allow the cupboard door to the left of the breast to be opened.

The fire itself might be central on the breast.
