Hey guys,

Two small household issues that I hope you can help me with.

Bathroom basin taps in a friends house keep loosening even when tightened. She just sent me this picture of the backnut.

I'd asked her to loosen the backnut so I could see if there was a washer between it and the basin but she sent me this picture saying that this was the nut loosened and it wouldn't loosen any further as the flexi was stopping it obviously.

I'm competent enough to fix the problem but would appreciate the views of you experts before I move forward. I had thought it was the fact the nuts were plastic and I was going to order brass ones? Would that solve it?

Second issue is that her toilet water entry valve is faulty causing water to exit via the overflow to the driveway outside. She sent me a picture of that too - so I'm hoping you guys can point me to where I may get a replacement?

Does the cistern flow fully stop, or keep dribbling?

If the former, you just need to adjust the height of the cut off. If the latter, you should be able to get replacement diaphram kit. Isolate the water, undo the knurled nut, and inspect the diaphram to confirm. Not an expensive or difficult job usually.
 
If the tap is slipping, even when the back nut is tightened, it could be that the back nut has either threaded or cracked or possible the tap thread/tail has threaded or broke.
The tail on the body of the tap, does look a lot shorter than I would expect!

With regards to the overflow on the toilet, it could be down to a few differing issues.
The inlet valve is letting by because there is debris in the inlet nozzle or the diaphragm washer needs replacing or possibly the float is set incorrectly, therefore not sealing the inlet.

Can you link me to an appropriate replacement unit should it need replaced?

Hi, thanks for your reply. How can i check the float os set right?
 
Referring to photo of toilet system.
The component on the far right is the inlet valve.
I can just see a grey rod on the body of this item on the right, by adjusting that so the float is positioned lower, may shut of the water inlet before it goes into overflow. That is providing the valve does actually close?

If you have a faulty inlet valve, that is letting water pass, then this should be suitable for your set up.

Very good observation mate. From what she told me I just surmised it was coming from the toilet overflow as I had a similar problem in the past. Turns out it's coming from the attic. Won't know anymore for a day or so as she said landlord has arranged for a plumber to call but that said this plumber has been calling for months now.

So it sounds like either a problem with cold water storage cistern or the feed and expansion.
Could again be a faulty/blocked ball valve or float adjustment.
If the F&E cistern is in overflow, then some troubleshooting/investigation will be required to establish the issue.

Thanks mate. Landlord sent a plumber and he got into the attic and fixed "something". I believe it was the cold water storage float.

Thanks for all your help and to all the others on thread too for their input. Both issues now resolved.
 
PS: I just replaced the back nuts for the taps with brass ones and all is good.
