Baxi 105e Instant - Hot Water Problem

I have a Baxi 105e Instant.
When I try to get hot water from the small sink taps or the shower, I get the small amount in the hot water tank in the boiler and then it runs cold. but when i run the larger bath taps it runs warm and it's fine.

Why is that?
 
Could be the water flow rate is too low, or the flow switch in the boler is lazy. What flow rate are you getting at the tap(s) in litres/minute?
