Best building contract?

What is the best building contract to use for a large extension? It's rather confusing as some JCT contracts need to be administered by a third party architect and I'm looking for one that doesn't

Any help much appreciated

If you want to use a standard form of contract the NEC4 Engineering and Construction Contract, short form, is worth a look. I much prefer NEC over JCT - written in easier to understand language. https://www.neccontract.com/NEC4-Pr...4-Engineering-and-Construction-Short-Contract

...but the short form is reasonably straightforward so you hardly need them.

There are several homeowner type contracts included ones from JCT and the FMB

But, all you need to do is draw up your own agreement with the essentials of time, costs, payments, warranty etc and reference the other contract documents (plans, specifications) and that's it.
