I have a biasi 24S made in 1998. The problem is water is coming out through a hole at the bottom of the boiler which i have been told is for getting rid of the excess. It seemd to be just drips so i left it over night thinking it would stop eventully but it actually started increasing and left my kitchen partially flooded. Does anyone know why this water is continually coming out? and how to stop it? Any help would be much appreciated!

Sounds like the PRV has not been connected to an external discharge pipe. Was the installer a cowboy by any chance? You need a proper heating engineer to sort it out. Do not attempt to seal off the leaking valve!

The key to understanding the problem is to see what pressure is shown on the lower scale on the gauge. It should be about 1.5 Bar.

If its around 3 Bar then you have left the filling loop valve open. Close it immediately and it will sort itself out. You can bleed some water out of rads to lower the pressure but it can manage itself but will drip onto the floor.

Not connecting the PRV is a safety issue as it should have been taken outside. In a fault condition boiling water and steam can be ejected with considerable force.

Thanks for the advice.

Where can i find this filling loop valve?
Whats the differnece between the red and black markers on the gage?

The red pointer is set by you to show where the black real gauge pointer should be and that is at 1.5 Bar.

The filling loop can take many forms, it should be connecting between pipes 4 and 5 under the boiler.

Its what you should use for topping up the boiler if the pressure on the black pointer falls below 1 bar.
