Boiler in Conservatory

We have lived here for 20 years. We live in a bungalow. When we moved in, the previous owners had recently installed a wooden lean-to conservatory.

It now needs replacing, through old age, and we are about to seek quotations for a UPVC one.

1. We have our boiler in there- there was a boiler there when we moved in. The flue vents through the conservatory roof and the venting point sits about 1m above the conservatory roof. The boiler was replaced about 8 years ago by Worcester-Bosch suppliers and they had no issues, though we retained the existing flue.
2. We also have a plumbed-in washing machine in there.

What, if any, issues do we have in replacing the conservatory with a nice new one?
