Evening all,

Recently moved into a new property and discovered that two corners in the living room are wet to the touch right at the bottom corner, this is on the wall that connects us the our neighbours. In the spare bedroom which is directly above one of the corners we also have a wet corner directly above.

Will attach photos below

Not that I can see, just had new guttering put up about a month ago

Does it appear after rain or after this really cold weather

Was the wall wet before the new guttering was installed?

Hard to tell as it’s been either raining or cold since we moved in. Is there any possibility it could be due to condensation?

Could be condensation, but if it's only after cold nights.

Is the floor concrete? Is it damp?

Show us the outside, indicating the position of the DPC relative to ground level, and also a wide photo including the wall, roof, gutter, downpipe, and any nearby drains

Damp in the bedroom above does suggest a gutter problem.

Do you have a dog?

On the walls without sockets it looks like a bad bodge has been done: is the floor new, and do you know if it's dry beneath the boards?

Not sure how new the floor is the floor is laminate if that helps at all ?

Someone recommended trying to fry area out with a fan and dehumidifying the room ?

Have you asked your neighbour if they have anything leaking or if their walls are wet/damp?

That'll help in this weather but the problem's in the plaster

So once I’ve tired it out it stays that way for a good few days maybe 3-5 and then becomes wet to touch again

photos of the outside may help

have you looked at the guttering when its raining or been raining for a while ?

As asked previously

Is the laminate wet as well???
Skirting board

I had same issue - OLD guttering though not new
Where the soakaway was blocked - then water poured over the guttering down wall - and the front and side wall of bedroom (bungalow) was very damp , had to remove a windows box and through that away - new soakaway and new guttering

Our neighbour just had new guttering and roof down - and i pointed out a problem with the way one of the downpipes had been fitted and gap , meant the rainwater poured onto the wall - Also one of the sections of downpipe had slipped and water again pouring down wall

So worth checking and if its not running try putting a hose into the gutter and see what happens.....
