Brick work meterage

Hi I am after some help we are looking to do a double story extension but would like to make sure it’s within our budget before we get someone round to quote.

What is the going meter rates for brick/insulation/block and block/insulation/block

Also how do I calculate the meterage correctly is it widthxlengthxheight.

There is no real 'going rate' if you are dealing with a private builder.
Just get the quotes in and see where you are at.

If they quote you £xxx and you say "bloke off the internet reckons it should only be £yyyy" then you won't be off to a good start!

You could hire a bricklayer on a metre rate but they will just turn up and lay bricks, the building of an extension requires a bit of thought and planning as to what goes where.

Measuring is height of walls x length of walls, minus any openings, but don't forget to include internal walls and pillars.

Might be an idea to get some plans drawn up first.

Extensions cost about £2k p/sqm for each floor.

As said there is no going rate for brickwork as it depends on logistics and complexity such as detailing work etc. It will also depend on the cav’ insulation detail that is specced. You might find a 2&1 site gang that will price you, but expect to jump through a few hoops and responsibility for everything including Building Control will be on you, as a price gang will not be interested. They might want batched gear too.

Find yourself a builder that is prepared to build ‘watertight shell’ only. The problem with picky customer jobs is the best or most profitable stuff gets cherry picked, often leaving the crap for another shmuck.
 
It doesn't matter what you reckon it should cost: it's the builder's quote that matters and etermines if you can afford it.

A decent guy will work with you to get a workable approach (unless of course you have a totally unrealistic budget) As Noseall suggests get a wayterproof shell then you can go from there at leisure. You may be able to do some yourself.

Square metre costs can be very deceptive with extensions as so much depends on what is being done to the existing bit.

It will depend on the specification and will likely require a site visit to give you a price.
