Hello,

I have just purchased a property in Doncaster, South Yorkshire.

I would like to brick up the car port area, adding a new front door and a frosted window. The space behind would remain as it is (I would be leaving the stone paving down) and the area would be used for storing bicycles, coats and occasionally a wet dog!

Is this something that would require planning permission? The local council planning department haven't been particularly helpful and the online checking tools aren't any better. I'm trying to avoid paying a fortune to find out if I can.

Many thanks.

As it looks to be part of a side extension, the planning permission for the extension could have a condition such as 'garage space not to be used other than for parking a car' or some such wording.
But in the real world, its unlikely that the council would do anything, even if they got to find out. As a security matter, it would be far better for you closed in.

I agree with @tony1851 - I'd just do it. I wouldn't brick it up though. I'd lay a concrete lintel across the gap to raise the level slightly which will keep the timber clear of the ground, and also, with a bead of sealant under help protect against water ingress - won't take much fixing, and then build a timber frame with whatever door and window you want just bolted in to the framed opening - make it match the existing and use cladding that also matches the existing as close as possible.

Should anyone ever kick up such a stink, you just unbolt the frame and take it out, which anyone could also do in the future should they want to actually use the garage - that way you are not compromising the house as and when you sell it.
