What percentage of build cost should I be expected to have paid at first floor height no joists in as yet but at that stage.

1 storey or 2 storey? Are there kitchens & bathrooms included in the cost?

There's an old saying "Half the money is in the ground" implying that it's sometimes 50% to get up to DPC level due to drainage complications, groundworks, the fact that the architects and professional fees are done with by this stage etc. Not sure how true it is though.

2 storey shell only incl windows doors, , roof, tiled, Basically watertight structure no internal finishing

Up to DPC, i.e. foundations, drains, over-site etc takes up about 20% of the budget of a standard build extension. Getting the masonry up to joist height i.e. lintels on and block-work up and cut over lintels and coursed ready for joists would eat up say another 10%.

It's difficult to define your financial position considering that you are only budgeting for the water-tight shell. So, rather than being 30% complete, I'd say you were more like 40 - 45% complete
