Builder or Bathroom Fitter

I'm planning a substantial extension and I'm not sure whether I should get a specialist bathroom fitter to do the bathrooms or leave it to the general builder. Any suggestions?

It's your call, has the builder got a recognized bathroom fitter/plumber in mind?
Have they got a quality proven track record,
can they offer reference's/ testimonies of previous work completed, with happy clients!
Or do you know someone yourself, that has the above?
 
Thanks for the reply. The builder does have a plumber he works with. The shop where we are going to buy the bathroom from recommends a specialist. Have heard that it's tricky to get the bathroom finish right and therefore a specialist is better.
 
I assume the bathroom store's fitters have a specialist price! :wink:
Ask the builder's plumber for refs/testimonies, they wont mind giving you them if their work is up to scratch, also ask the store the for the same.
And consider getting an independent quote or two from others, again asking for proof of quality of work.
It can be tricky getting a bathroom finish right, but anybody who knows their stuff will!
 
It’s not difficult to get a perfect finish in a bath/shower room; it’s a question of budget, getting someone who understands the materials being used & actually knows what they are doing. I do refurbishments & would normally advise a specialist (even that can be no guarantee) but as your work is part of an extension, you really need to keep the Builder in the loop of responsibility if you’re inexperienced. If you start managing your own “trades” & things go wrong, he won’t want to know & you’ll be on your own. If you get a good Builder, it should be fine but many will have only a general knowledge of different trades, sometimes they penny pinch to keep costs down &, unfortunately, others would be more at home on a horse in a remake of the “OK Corral”.

Check out the credentials of your Builder carefully, get a signed contract & make sure it includes at least a minimum specification for what’s being done, what materials will be used & how long it will take. Are you building the extension under a Building Notice or full plans submission? Remember it’s ultimately your responsibility to comply with relevant Building Regulations so make your Builder responsible for this & for arranging the relevant inspections.

Follow PBD’s advice & get details of who’ll be doing the work, check out their credentials & the quality of their previous work. The preparation & tiling of the floors & walls is particularly critical if it’s going to last. It may be of benefit if you read the Tiling Forum sticky & archive posts to get an idea of do’s & don’ts; you will then be able to specify a minimum standard rather than leave it “open”, ask questions, spot corner cutting or if they are a complete cretin.

You are right PBD - the bathroom dude would be more expensive than the builder - to be expected I suppose.

It's a full plans submission and I'm controlling part of the spec by supplying the bathroom and tiles. Need to work on the spec detail though.

I want to put a RIBA contract in place and I'm also considering a contract administrator???? Points taken Rich and I'll make sure the builder takes ownership of the building regs and inspections.

Normal walls /floor by builder - no fancy wetroom / floor drains etc. :?: . Straightforward bath suite / wall /floor tiling - if so you just need a competent tiler and an old skool plumber

Nothing too fancy. Low profile shower tray, normal toilet with cistern built into the wall but not wall hung, normal vanity unit, wall and floor tiling, normal bath, towel rail.

Sounds like we can go with the builder but just need to make sure his subby checks out.
