Hello and sorry for the newbie question.

4 bed detached house in a non-conservation area.

I have positive pre planning council advice to:

1. Change inbuilt garage door to bay window (this will extend 2-3 foot outside the current building's shell so needs perrmission)

2. Replace existing rear 15' x 15' conservatory to single storey extension.

Pre advice basically said yes go ahead.

The builders want to start quickly whilst a full planning application will take 8 weeks in my area.

Am I crazy to go ahead, or might this be a reasonable risk?

Any general thoughts?

Would it be permitted development if it wasn't for the bay window? If so then that's your worst case scenario, and you just need to hope the retrospective planning process goes your way
