Little bro is planning a two room side extension on a 6 room bungalow and then doing a full loft conversion with 3 bedrooms and 2 bathrooms.
Planning (Edinburgh) has approved the drawings and the 1st few quotes have been stratiscopic, as in stupidly high costs.
All quotes have come back with a final price, but no breakdown.
So he plans to turn the quotes down and ask builders to offer a breakdown of the project segments.
Since he has access to sparks, plumbers, carpenters- the project could be limited to all external build (footings, brick work, structual, windows / dormers and roof / window works and the rest of the project:-
Electrics
Plumbing and waste
Carpentry and joinary
Flooring
Internal fitting
Insulation
done by others.
What's the best way of laying out a specification and item breakdown for builders?
Is there a template anywhere that could be adapted to suit this project?
Would he be better employing a quantity surveyor, who could quantify the building materials and general construction hours required or would that make most builders run away?
Since the 3 quotes received have come in between £120-£210k, there is concern that building firms could be over charging. Now he doesn't mind / expects profit for the builders- but since the spec given (all calcs, all drawings and scope of works) has been identical to each supplier why such a vast range of cost and how does he make sure that each supplier is quoting 'apples for apples'
