building notice or full plans

Hi guys

Im planning to extend my kitchen towards the garden by about 3 meters lengthwise. I haven't got an architect in yet however I would like to know whether i would need to submit a building notice or full plans. Im going to selfbuild the extension and was curious as to whether I could build the external walls and then once ive got to the roof knock through the wall.

I want to build at my ease and without time constraints hence why i dont want to break down the wall straight away.

I understand its quite hard to judge from what Ive said but any advice would be great.

If you know what to do then you don't need plans.

Some of the BCOs at Birmingham will tell you that they are "an inspection service, NOT an advisory service". And many of them are particularly peeved off at the number of people who start extensions, don't know what to do and then ask the BCO how to build.

If you are putting in a beam over the knock-through, then put this in first, (probably remove the outer skin too), then build the extension, then knock-through.
The only problem with knocking through when the extension is up, is all the dust and getting the rubble out

I dont have a problem with removing dust etc, however I will need to raise the floor to the same level as the existing so am thinking of just using normal wooden joists and then boarding. So then what ever dust is underneath shouldnt be a problem.

I was intending to get in a builder to insert the beam, and then ill knock the wall out myself, as I have no experience with inserting beams and dont wana cock it up.

Heres a pic below of the wall i will be getting ride of aswell as the windows to make it one big room.



Can i remove the bit of wall on the left of the double window? or will the beam lay there?

You could most likely do without the pier, but it depends on the engineers calculations

Get a quote from a couple of local surveyors as well - you'll probably find them a lot cheaper than an architect.

The idea of putting a lintel in with the wall still underneath is a bit impractical - if the lintel is at all heavy then you'll need to get people directly underneath it (with hard hats on, clearly).

The calculations can be performed, and the drawings drawn, by an architectural engineer, and more cheaply than an architect.

Ensure that you either have, or don't need, planning consent. This is distinct from LABC approval.
