Can we put a bathroom in our loft conversion?

We would like to put a bath, sink and loo in our roof extension. The extension was done before we bought the house (approx 15 years ago).

We have no idea if the floor is strong enough etc. Is there anyone in the Reading area that is experienced and able to quote for such work?[/quote]

do you have any paperwork or a completion certificate, regards building control approval, pertinent to the loft conversion?

Thank you for responding to this query as well. It really is very much appreciated! Especially on a Sunday!!!

Our challenge is that the top floor extension was completed over 15 years ago. It was done without planning permission and was given retrospective permission sometime after that.

We moved in 2 years ago and have done the immediate things like a new roof, sorting out damp, plastering and new ceilings in in the lower floors, but we have not devoted any time on the top floor apart from trying to get hold of plans, that "apparently" do not exist.

Any further advice you can give will be very much appreciated.

the four main aspects i would be looking out for are:

floor: are the current joists adequate for the span/loads.

insulation: it will be both costly to heat and a condensation trap if the insulation is not up to standard.

access: does the staircase conform with reg's ie headroom and tread spacing.

fire risk: have all the issues of prevention been addressed regards doors and alarms.

there are more issues but first things first eh.

Although you have retrospective planning you may find that the existing loft will need a lot of work to bring it up to scratch.
I've just finished a loft conversion that did have existing rooms in the loft. It needed new floor joists throughout, the existing floor seemed solid but it was just 4x2 timbers placed on the original 4x2 ceiling joists. At first glance it seemed like 8in joists but until you open it up you don't know.
