Chimney Condensation??

Looking for some advice on some damp patched that seem to be coming from a capped chimney. We are in a first floor upper villa and we first noticed last year and got the roof checked out, the roof was fine and i am now thinking the chimney needs property ventilated??

Has anyone else experienced this issue and any advice would be greatly appreciated.

Paper has been removed from the wall and its not drying out.

the chimney should be ventiated top and bottom. You might be able to cut into the flue in the loft, to save going on the roof, if you are 100% sure no-one can ever try to light a fire again.

could it be salt in the brickwork attracting the moist to it..?
