Chimney Pot: Clay or Metal Terminal?

Hello,

We have an unused chimney, not lined.

Roofer is coming next month to re-do our flaunching.

We currently have 2 metal terminals (gc1), one for each flue.

Is it worth changing them to clay pots with removable caps? I've heard the metal ones don't last as long. The gc1s will have to be cemented in as we don't have flue liners. Does this make it inaccessible for chimney sweepers and if so is that a problem?

Would you post photos - back and front if possible - of your stack? Photos will show a lot of things including if you have a shared stack & what types of metal terminals you have.
Are the flues active or redundant?
Are all your fireplaces blocked or open?

I've attached pics of chimney, we're the side with the metal terminals. The back pic is slightly older, since taking it picture the neighbours have had their pots taken down and cemented over.

Our flues are redundant with no lining.

Ground floor fireplace is blocked off, first floor c/breast has a vent. We are planning on installing a ground floor vent.

We have a roofer coming next month to re-do the flashing, flaunching & optionally new pots. Been told these metal ones are mainly used to connect to flue liners, and otherwise go with clay. What do you think?

Those pots look very precarious, especially in high winds. Their height, will certainly make them more of a problem in high winds, I would want to swap them for a shorter version and a type which gives some protection from rain going straight down.

What your neighbour has done might cause problems for you? How will they ventilate their flues?
Replace the metal terminals.
New, deep flaunching is needed over the whole crown top of the stack. You will also need medium-high clay pots with ventilation insert cowls.
Some Stack pointing & maybe a rebuild of the top five courses is also needed?

Don't forget all the slate damage which is quite a bit at the moment
