We want to have a chinney removed to roof level and would like your advice as to whether 1) we need to apply for a Building Regulation/Planning 2) how much would this cost.

Also, since there is some damp in the room below the chimney, we wonder if we can fix the problem without having to removing the stack ?
You should be able to fix the damp problem without removing the stack. Some things that can allow penetrating damp are defective flashings, pointing or flaunching. However hygroscopic salts in the plaster on the breast can attract condensation and cause damp with is sometimes mistaken for a stack problem.
If you still want to take the stack down, it shouldn't be a problem as long as it's not attached to next doors and it's not a listed building. The scaffold will probably be your biggest expense.

Thanks Stuart for your reply - much appreciated. Can you adivise a rough costs for fixing the problem excluding the scaffold cost and do you know of any good person who can do this in and around the Bromley (Kent) area. Thanks again for your help
Sorry, but Kent is a bit out of my range for knowing tradesmen. Prices vary a lot, but a guess would be about £500 depending on the size and position of the stack and whether it's a bungalow or 3 storey house.
