Chimney works

When flaunching a shared chimney is it imperative the whole chimney is done? Neighbour has been told his chimney needs pots resetting or removing on his side, and the 'builder' has said he really needs to do the entire chimney, otherwise if he only does half the rain will get it the joint between new and existing flaunching and frost damage will wreck it again. I had my chimney pots reset in 2001, the builder reflaunched my half at the time.

Not an expert on chimneys so any advice welcomed please.

If yours is in good condition, there's no reason it should be damaged by a competent builder replacing the neighbour's flaunching.
That's the theory. In practice, your neighbour's 'builder' might see it differently and it would be your word against his as to the state of your side.
The word 'Danegeld' springs to mind.

Cheers Tony. My initial thoughts were 'Why cant he just join new the new flaunching to the old?', I suspect Builder is touting for work. 'Builder' is a 'Property Maintenance Specialist', who seems to spend most of his time working on his in-laws house across the road.... Usually announces his arrival by illuminating the entire street with the amber beacons on his truck on whilst he parks..... :confused:

Neighbour asked him to look at a leak in the loft, which seems to be due to a cracked cement fillet on joint between chimney and tiles. He wants to replace that with lead flashing, refit a ridge tile, replace cement fillet between my wall and neighbours with lead as well as doing the chimney. Oh, and replace my TV aerial as apparently that is also damaging the brickwork.... :eek:

Think I better get a second opinion....

Leadwork :eek: he`s a P*key roofer - mind you I`m a P*key plumber but I can work lead :mrgreen:

It is better practice to flaunch the whole chimney stack in one go, and it should not cost a lot more to do yours as well.
