Hi,

On my single story extension plans the architect has drawn a roof that the builder says is a 'warm' roof. He considers this not to be necessary.

Is the warm roof a must, or are you allowed to put joist, felt and tiles which is what the rest of the house is like?

I know this would be an amendment and would have to be cleared by the Building Controller, but was not sure if regulations now said all roofs need to be 'warm'

All roofs need to be insulated, and some need to be ventilated. It's a technical design issue as to the detail.

If this is a vaulted roof with no ceiling, then you will lose headroom with insulation below the rafters.

If it has a ceiling then it will need ventilating, and the vents might not look nice

An update on the roof.

The building Controller said that a standard felt, batten and tile roof was fine. He felt that that this was a case of over designing a simple construction.
So that's all sorted.
