Considering a loft conversion: big enough?

Thinking of converting my loft to create one or two bedrooms.
The loft is approximately 350cm high in the centre, 490cm width between the party walls (it's a mid terrace) and 740cm long end to end (obviously it wouldnt go all the way to the edges).

The staircase would go up along or near one of the party walls. Question is how many rooms we have space for and roughly what size Doubt wed put in a bathroom due to cost, so just bedroom(s)
 
You could get two ok rooms up there, the front one into the eaves would probably be best suited as a kids room due to the pitch of the roof
We did just that for a client last year on an almost identical sized loft and they got two Ok sized rooms the front one was for the 5 year old boy and the back for the 14 year old daughter. If you split it just off centre you will still get a double bed in the back room, assuming your thinking of a dormer.
