Converting a house into 2 flats.

Hi

We are looking at buying a 3 bed semi, how difficult is it to get permission and to convert this into 2 separate marionettes, what is the likely time scale and with permission are required?

difficulty will be between very very easy to impossible

time scale 6 weeks to 2 years or more as we havent got a clue if you are doing it at weekends or employing proffesionals fully

all i have pointed out are there are so many variables that with full information you will get a rough idea rather than a very wild guess

You need planning permission for a change of use - 8 weeks from application date and £250 fee plus design costs. Then you need building regulations - 5 weeks from app approx £600-750 fee plus design costs. How easy it is to get permission depends on location and local plan.

Make an appointment with a planning officer to discuss your intentions before you commit yourself.

They usually have an officer available on one or more days/week just to meet and advise.
