Converting Garage

We're looking to convert our garage and also extend out the front slightly (single level)

We have a flat roof and want to put a proper pitched roof on and make 2 rooms out of it as it's the full length of the house

Do we have to get plans drawn up before we get builders round to do a quote or will a builder give you an estimate without drawn up plans?

to save later arguments and to alleviate any ambiguity, a full reg's drawing is the safest bet. the more accurate the drawing, the more accurate the quote.

i will give a customer a guideline, but tell them this figure is where to start from.

it could double.
