Hi,

I had a 2 storey extension built on the rear of my house last year with the work being completed in December.

This morning a crack has suddenly appeared in the wall underneath the steel beam in 1 of the upstairs bedrooms. The crack predominantly runs from underneath the beam in a vertical direction and measures 85cm. It also runs diagonally on the fwd face of the beam for about 1cm.

I've had a good look round and can't see any cracking visible elsewhere in the house.

I've had various issues with the builder since completion of the project and feel I won't get an honest answer if I approach them with the issue, therefore I am hoping someone with experience on here might be able to advise if this is normal and my paranoia is running away with me or if there is a possible structural issue to be concerned with.

Dry weather = slight ground shrinkage? Or just seasonal stuff? Poorly located plasterboard joint? Differential movement?

So nothing to worry about?

It's just because it happened so suddenly I've been concerned.

Looks like a board joint crack.

Monitor the external joint for any crack widening over several seasons.
