Cracking on porch ceiling.

Hey guys,

I've noticed a crack in the interior porch ceiling getting worse. Recently after the storms I noticed a wet patch appear on the newly plastered wall where the interior porch ceiling meets the wall, Same place as the crack.

The ceiling seems to be made from wood boarding from the sound and the cracking is flexible, the areas doesnt feel wet and seems dry. But it's all very strange I'm wondering if it's the beginning of subsidence, only issue with that theory is the new skim is sound as has no cracks across it. Any ideas?

Water damage. That's what it looks like.

I'd be either getting above it or making a hole through area to inspect
 
With the recent heavy rain, the leak is really clear. Although how on earth can I find the leak lol its like finding a needle in a haystack.

take a wider picture. and one from outside
 
start at the highest point , that’ll be the window above and it’s cill. make sure the silicone is all in good order.
Also just below is a horizontal crack , that’ll need filling /painting /sealing.
Then the leadwork around the porch tiles.
it doesn’t look too clever and probably isn’t bedded in the wall as deep as it should be . that aside make sure the seal between the lead and render is in good order, and there’s no cracked tiles.
the porch roof is taking water from the main roof above and needs a gutter and downpipe to take the water away from the building.
 
The down pipe thru the porch roof may also be allowing rain thru which then tracks across the ceiling.
 
Theres too many variables with it, loads of wholes in lead / entry points so I Had a quote last week for a full rebuild as well as adding a chimney pot and cowel to the roof with some repointing and brick replacement. For 1400 think that sounds pretty good? What do you guys think?
