Hi all - I wonder if anyone can help advise on these black spots along the window panes.. it looks like mould to me.. Does anyone have experience of this - do the windows need replacing or is it just a case of replacing the seal? Does this suggest a problem with ventilation? Thanks for any advice, really appreciate any help!

Can you provide some more detail about the construction or a little history that you know about, is this a replacement window?

And a photo from the outside.

Ventilation will always help with condensation / mold issues, but it might not solve this one.

Thank you for the response. I’m not sure on history, this is in a flat that I am exchanging contracts on on Monday! And just inspected for first time since tenants left.

I don’t think the mould was there when we last looked about 2-3 months ago, I think it’s built up over winter and looks like vent has been closed which is why I was hoping this was the issue.

No photos of the outside of the building unfortunately. Is there anything to suggest this could be more than a ventilation / condensation issue from the limited information available?

thank you very much for your help

Sounds like you have found the issue.

It would be worthwhile to check the status of the outer perimeter sealant maybe at a more accessible window.

That's great - thank you for the helpful tip, will make sure to do that once in the property next week.

And attack it with Cillit Bang Black Mould Remover

Keeping the room warm, and trickle vents open, should ward off mould. And always using extractor fan in bathroom & kitchen - moist air gets into all rooms in a flat very quickly
