Having recently bought our home, we have noted a constantly damp patch just below roof gutter. The picture attached was take before the chimney was repointed and a new roof installed approx. 3 weeks ago. The damp patch has not disappeared yet. The internal wall appears thus far to be completely dry. The fireplace however has also experienced water coming down to the point of register plate being completely rusted.

Has anyone experienced anything like this? Any advise please will be much appreciated.

Can I suggest you get the roofer back for his opinion?

Could be that the bricks will dry out over time, if the issues with the stack had been on-going for some time it is possible that the dry out time for these bricks will take several weeks / months to dry out?

Ken.

Hi Ken,

Many thanks for your response Ken.

Looking closely at the photo attached taken yesterday, it does appear the outer facing bricks may have started drying out.

I hope your right in that it may take months for that patch to completely dry up. The roofer mentioned that it will take a while. Time will tell.
