About six months ago we got a damp patch in our bedroom, about 6feet up an internal wall.

After speaking to neighbours they had had a leak from their sink and we have been meaning to repair it.

This week the patch has suddenly become much worse. I'd like anyone's experiences of sorting a problem like this and what I have to do to fix the problem, as well as talking to the neighbours, obviously!

Please see pics of offending area!

would there be a boiler/ hot tank anywhere behind that wall. I ask because, as you describe it it almost sounds like an overflow/pressure leak, that's seeped through the wall...pinenot :)

The patch is not near a chimney breast, and there is no boiler on the other side of the wall, just next doors bathroom.

Thinking a leak from the bathroom?

There's nothing worthwhile that you can do until you know the cause(s).

As you say, you will have to approach your neighbour's and, if possible, go and view their bathroom. Note where fixtures and pipework are located, note also the condition of the party wall surface and any tile.

Ask if the neighbour has any tanks or pipework in the loft adjacent to the party wall.

All being well with the cause(s) rectified, then perhaps knock off to brickwork and replaster your side of the wall and make good the decorations.
But dont do anything until you know the cause.

With that large a patch and that high up... I'm wondering if there is a shower enclosure/backed on to the area, tiled and there's a failure either with the tiles or a built in shower mixer etc. Makes me wonder this because (6feet up an internal wall.)it seems too high for a sink? but likely from a wall getting wet significantly from a party wall.

You need to get around there pretty fast and calculate the exterior wall distance to the patch you side and work out what exactly is there.
