Delay on one hot water tap

As the title says, we have a long delay (at least a minute) before any water comes out of the bathroom basin hot tap. The bath hot water has instant water. Distance between the two taps is around a meter.

Once the water is flowing and the tap is open, the flow is ok. But if I turn it off for say 30 seconds, the day is back (maybe a bit shorter delay).

The boiler is combi, and none of the taps are mixer taps. Can't notice any leaks.

Any ideas what it could be?
 
What kind of water heating system do you have?

Does sound like a leak if water is not being held in the pipe yet other Taps are fine
 
How is the hot tap plumbed in ?

Is it connected to the bath hot water feed, teed off , seperate?

Any chance of some pics of your pipework?
