Just another question if you dont mind.

I am looking into demolishing and constructing a newbuild on our site.

If it wasnt stated in the planning decision, Does anyone know if the planners/building control would have a problem with us completing this work in 2 phases. i.e demolishing first half of the house, rebuilding this half, then demolishing the final half and then rebuilding the final half?

Thanks

No. Do it in as many phases as you like. Once works started planning lasts forever. If the time between phases is years you might be better of making two separate building regs applications but if not should be fine.

Jeds,

Thanks, thats good to know.

I just ask because i have seen one planning decision notice which had a statement saying all buildings must be demolished before works commences, i assume if this were to happen i would have to demolish first? but this looks like a rarity.

We are only considering this option as we dont have all the funds to do a full rebuild at this moment. So this route may give us time to save and a possibility to remortgage between phases.

Altough the down points are that we wouldnt be able to reclaim any VAT!
