looking to sell my house, i do suffer from condensation in my loft,
this has been the bane of my life from the last two years,
the eves are clear, however we do have quite a lot of stuff in the loft.
would an air brick or soffit grills really make that much of a difference?
i had a roof man around who reccomened soffit grills and he wanted to put some air grills along the top of the roof line wants to charge me £500 does this sound correct?

I suppose he's got to make a living.

You could buy holes for less.

You could hire a core drill to make a couple of holes in the gable ends at each end of the house, so you get a through movement of air, or if you can reach the soffits from the loft, drill plenty of 25mm holes yourself. You will get quite dusty.

Make sure the insulation has not flopped into the eaves space.

Also make sure you are not causing damp within the house (it will rise into the loft because it is lighter than air) e.g. by leaving wet washing about the house, failing to use an extractor during and after showers, or letting air from the bathroom vent into the loft; or by iusing a tumble drier without venting it outside (most "condensor" tumble driers allow quite a lot of water vapour to escape)

introducing an air flow into the loft space will make a shed load of difference. replacing the very wet air from inside with dry air from outside can only be a good thing.

unless you have a sauna in the loft.
