Downstairs Toilet

If i am building a new house is it the law it has to have a downstairs toilet even if its my own land that i will be building a house on?
 
Don't know, but as you're building from scratch, why wouldn't you???
 
Yes absolutely no question, whether you have steps up to the front door or not if that's your next question. It is not just for the homeowners convenience but if you have visitors who are not too happy about climbing stairs and also for future purchasers (even if you say you will never sell the house).

So if a builder has no use for a downstairs john, he doesnt need to fit one? Only disabled and elderly and infirm builders need install downstairs bogs. Is this your logic? By which, no houses would have downstairs lavs.

Get a grip, all new houses have downstairs bogs:

1. its useful to have a second bog.
2. its useful not ot have to trapse upstairs to the bog in the middle of the game.
3. your elderly relatives will thank you.
4. It'll increas the value of the house WHEN you sell.

In your eyes maybe, most rational people no. Why should you use the required amount of insulation in the walls, why should you use cavity closers, why should you install trickle vents, it is your house afterall, I could go on and on and on ................

Oh come on. Not all regs have the same value. There may be circumstances when part M requirements are silly. If a house is built in a location where disabled access will never be suitable, what is the point in loads of wide corridors, switches in silly positions, unwanted downstairs toilets etc? If you lose half your kitchen space to a downstairs loo big enough to fit in a wheelchair, that is not so great.

The merits or stupidity of Building Regulation aside, I would advise you do some serious research regarding the regulations you must comply with & how they will affect your self build otherwise your project will surely end in disaster! On a complete build, you should submit a full plans application before you start in any case & I suggest you get an Architect or at least an Architectural Technician involved to help you through the BR hurdles you will be presented with; they usually do all the donkey work anyway.
 
There are many disabilities besides those that require wheelchairs, you display a very common naive attitude towards disability.
 
A house goes on being a house long after the builder has left or passed on.

Regulations are not there to bow down to the idiosyncrasies of individuals but to benefit us all.
 
Really i am not building a house, i heard about this from someone and thought it was a bit crazy since im the one doing it!
