Electric Testing in rented property

Hi there,

As a landlord i am aware that every year i need to have a gas safety cert. I have just overheard a conversation where it was said that it is now law to have an elec safety test.

Can anyone corrorbarte this?

There is only one thing to come back with. The date on the artical is December 2006. Has it changed since then?
 
My understanding (and I am also a landlord) is that there is no legal requirement to have either a gas or electric test. However, I believe the legal requirement is to ensure that the gas and electrical services are safe and operational, and clearly the most obvious way of satisfying this requirement is to have them tested and certified. The only certificates you can have for the electrical installation is either an electrical installation certificate or minor works certificate. The former at the time of an initial install or after new circuits added, the latter after alsterations or additions to above. You can request a Periodic Inspection Report which will give a thorough report on the safety of the installation. Expect to pay £200-300 for this.
