Electrics under floor heating

Thanks all for the advice. Think the jist of it is that it's likely to cost a fair amount! And if alarm bells are ringing after two viewings, it may be time to keep searching unfortunately :-(
 
Yeah, but mats are installed under wood flooring etc, the wire type are for tiles etc.

Generally you would use the mat for regular shaped rooms, wire for other areas. The wire types have a lower profile too. I wanst aware of any oither distinction, providing the floor maker gives it the thumbs up.

Mat & wire types usually utilise a Dual Core heating cable that is Earth Screened. This means that an earth mesh overlay is not needed. I've only seen a mesh over foil or carbon ink heater hobbies.
 
The kit I helped my mate install in his bathroom was a Topps Tiles kit. It's a twin cable where the cable itself is the heating element, with the two cores shorted at the remote end. The whole thing has a braided earth.
Can't speak for others, but their mat types are simple the wire type attached to a plastic mesh so it's pre-arranged and quicker to lay on a regular areas.

PS - before anyone shouts, it was connected up and notified by an approved scheme member.
