Hi,

Your help would be great.

I just want a ball park figure you expect each of these jobs to cost. I'm hoping to get some builders in to do this job.

First job

I am altering a room.

Stud wall for length of room. (room length approx 11 foot)
Put in FOUR new doors (knock through wall, lintel, door frame and door)
Put in window (lintel already there, just brick up to window size new window NOT needed)
Plaster (rooms approx 1.5m x 2.7m and 1.7m x 2.7m)

Second job

Knock down wall (wall approx one meter in length, not supporting wall, but brick)
Put in new door frame (purely wooden frame to ceiling no lintel needed)
Install shower (all plumbing already present)

Third Job

Install new kitchen sink (all plumbing already there from loft or underfloor)
Install new worktop over current units (approx 2.5m)

Fourth Job

Install sink and shower [plumbing very near to room)
Install toilet (will need connection to waste pipe approx 2metres away and easy to access)

Fifth Job

Skirting to ONLY cut and fix. No painting needed.

Room 1 22ft x 17ft
Room 2 20ft x 4ft
Room 3 21ft x 15ft
Room 4 12ft x 12ft
Room 5 11ft x 9ft

These are all rather major items that would be complete guesswork giving an estimate on, so would be worthless.

If you're getting someone in anyway, get a minimum of three quotes and judge for yourself the person you feel most confident about.

Cheapest doesn't necessararily mean worst
Most expensive doesn't necessararily mean rip off

And ask for references, or a portfolio.
 
rossyl, you obviously haven't a clue how much work goes into working out estimates. Yours would take half a day to do it properly. Even when you get someone in to estimate, you will probably expect free estimates.

To you and all others: "TRADESMEN ARE NOT CHARITIES".
 
fair enough.

Tho i think estimates can definately be roughly guessed for some.
Such as the stud wall, or making door ways, are standard enough jobs. Plastering is normally priced upon area, tho condition of wall would come into to it.

However, I see the point in not giving guestimates. But when your extension is 95% there after 18 months of building work, you just want an opinion to help settle the mind!

I expect it to cost around £5,000. I live in north london.
