Extending A Current Porch

Hi,

My house currently has a porch (just unde 3sqm) but we want to make it bigger by at least twice the size so we can put in a downstair cloakroom.
Does anyone know the current regulations? do we need planning? is there a restriction?

Yes you need planning because it's a toilet not a porch, and 2 because it's over 3m2. You will also need building regs on it.
