Extension - pricing!

Hi All,

we have just bought our first house and it has the smallest kitchen in the world ;) we are hoping to get an extension done - a single storey rear extension along the breadth of the property. I think we might need party wall agreements - the boundry fences are ours on the deeds, which might make a difference. we are trying to decide between a sloping roof or a flat one, with or without skylight - it depends on price. the house is approx. 4 metres width, and i would like it to be a two metre deep extension, so around 8 m2 extension. I would also like it built in aircrete with wool insultation, since these are more environmentally friendly. we live in South East London, and were wondering if anyone knew how much an architect would be, and how much the build should be on average. would it be cheaper to project manage myself, or is this a risk?

Depending on who you get to do the work, I'd budget for between £1000-£1500 for the build.

For longevity I'd say pitched roof all day long, follow the rafters to give an impression of height and put a couple of skylight/velux type windows in.

Party wall agreements aside you'll not need an architect, a draughtsman would do, its only a small one and no need for project management, plans drawn up for planing, approx £250-£500, inc or plus submission fees (again depending on who you get) you may even not need planing if you have Permtted developments rights in place, I'd build on a building notice to save on full plans submission.

All depends on where you are, how old the house is etc. Without see the job we can only give rough guide lines.

I'm sure others will be along later to confuse the issue more :p

I'd have thought near enough to £1000 to just get out of the ground? :eek:
Perhaps including drainage as well, if you're lucky?

The first extension i built cost £4500 for a 6m x 3.5m 1 storey plain tile roof fella.
 
thanks so much guys! i will hope that it is nearer the 1000 per square m mark! i am arranging to get some quotes in a week or so - fingers crossed!

any other advice would be very welcome!
 
ps - Brikie, i dont suppose that you work in Eltham?? i would like to have someone helpful quote on the job! are we allowed to ask that in here? sorry if not!
