If you don't like the text book/forum ball park answer then why ask? Using your previous quote/m² ratio you will end up around the £70K mark though if that was based on scant information then that could be non representative of reality too.
Why anyone would go to all the expense of building a double height extension and fill half the ground floor with parking is beyond me though. If planning will require parking is maintained then that's an almighty expensive parking space.
