Hello.

I am a leaseholder of a two bedroom flat and have just received a standard template letter detailing work that could be carried out at the building my flat is contained in. One of the points is:

External Wall Pointing

What is this, does it relate to wall cleaning or something more structural?

Regards

It’s a process of raking out the old mortar (usually around 12mm) between the external bricks, filling with new mortar & re-pointing with a trowel or pointing tool. It’s usually associated with old buildings where the original mortar is badly weathered & is crumbling away between the bricks. If pointing corrosion is bad left unchecked it can eventually cause structural problems but visible indications will usually mean it’s rectified long before it becomes a problem; if done correctly, the brick structure will be as good as new for many more years.
