Finding a builder? I'm offering £200 day

Is £200 per day about the right price for someone qualified and multi skilled?

Yes, that sounds decent-ish pay to me (I'm in Surrey) for someone who knows what they're doing, sort of work I've done and had others do in the past. They'll often try to bring in a labourer or two and make a bit more that way too. And on materials... And if you're paying by the day, make sure you discuss and agree work hours, tea break/lunch hours, up front - I've had guys try and slope off at 2pm when you're not looking "because it's not worth starting on something else this late..." Word of mouth is always good, and ask to speak to recent clients to see how cheerful they were when things got a bit stressed, as they sometimes do. Try speaking local architects/designers as they normally know a few builders.

Word of mouth is probably the best way to find builders/trades

Hi, I've read a few of your posts. I'm not an experienced builder but I am an experienced DIYer, currently on my 5th back to brick house renovation.

My advice would be to take a step back and have a really good think about what you want to achieve.

Is this a "forever" house that you want to be perfect or something to turn over and make some money on?

Are you limited by time or money - generally it's one or the other - I have lots of time but no money so I do a lot myself, slowly but at very low cost - with the added benefit (to me) that I learn something and find it satisfying.

I can't really advise on writing a blank cheque for day labourers I don't know because I wouldn't do that - although if you can find the right team they do seem to be able to turn these houses round to a standard where you would rent them out but not necessarily live in them.

I think you would get more useful advise if you posted some more details about the house, your plans for it, your budget and whether and how much work you are going to do yourself.

At the moment I could assume that you have some cash and want a nice job doing - I could advise you to employ a high class builder to carry out a full renovation - this could cost you £40k and make your £150k house worth £200k. Alternatively, a cheap "Homes under the hammer" tart up could cost you £10k, be done in half the time and make the house worth £190k!
