Flaky paint.

I painted this wall about 2 years ago and this has happened. It’s a internal kitchen wall. I’m going to redecorate it but want to know what to do after I sand it down. Read about using PVA but not sure if that will work with emulsion. Was going to use zinsser 123 to prime wall. Any advice would be great.

jrussuk, good evening.

Do NOT go near PVA !!!

Looks like the after effects of Condensation? if so you may wish to consider venting when cooking potatoes and pasta Etc.

Some of the Zinsser products could work , BUT? abide by the instructions on the tin?
