Flat roofing options

Hi,

I am having a single storey rear extension built with a part flat roof and part pitched. The flat roof extends about 1.75m from the existing rear elevation, and is about 6.2m wide.


The roof is falling to one side where there is a run-off to a traditional open gutter.

As far as torch on felts go, I was wondering what underlays and top coats are the best to get. I would prefer to pay more now and have peace of mind.

Bauder is the Rolls Royce, IKO is OK, others offer similair warranty.
 
Personally I would go for a single ply roof membrane.

Whilst I realize felt has come a long way since my flat roofing days, I would consider felt a second or even third choice if lead was to be considered...pinenot
