Flooring looks untreated - advice please

Hi,
I've got a newbuild flat and the hardwood floor looks untreated.
I wonder if you can tell from the picture

Is there a consensus as to what is the best way to treat real wood flooring?

I'm no expert here, but have had a few conversations about this recently because i've been ordering flooors for myself.

it may have a matt finish or be oiled i guess?

i think you can test it by tropping some water on it, if it beads then it should be sealed, if it gets absorbed then not.

then i guess it's down to the finish you want, oil or laquer will give you different finishes there will also be a difference between matt laquer.

as far as i know laquer would require less maintanence going forward, and is easier to repair.

no doubt someone who knows what they're talking about will correct me on a lot of this though so take it with a grain of salt.
 
I don't particularly want it to be very shiny. I don't mind it being matt texture or having a very slight shine.

What are the common and good quality things people put on floors.
I mainly want to prevent water/stains from penetrating. Would prefer easy clean floors!

Varnish/laquer = hardwearing, "waterproof", but will be more shiny

Oil - less hardwearing but easier to spot repair more "natural" look.

Wax - very soft wearing
