fungi in the loft

Recently moved into a property with a storage loft with stairs and boarded out (not an official room)

There are some units built in cupboards etc. On some of the storage unit above where the shower is, there is some fungus/mushroom growing, the unit close to the fungus is rotten as I push a pen through it.

Any advice, suggestions for remedy welcome :)

post a few pics,then we can give you a bit of advice on what it may be?
 
Will go to the property in the morning, at parents still.

Hopefully it hasn't affected any beams etc!
 
Just an update...

Yesterday I went to work on the affected area and began removing the boarding in the area, and this is what I revealed!

The chipboard/ply on top is clearly rotten. However the timbers which the guy has used to build all this look alright.
The loft floor boarding directly below is also wet, soft and rotting so I am going to strip the whole area and lift that corner board.

The area directly below this is a cupboard in the bathroom which is obviously showing signs of damp on the ceiling. Guessing high humidity/no ventilation/extraction.

Any other suggestions/advice :)
 
Its started raining this afternoon and to my surprise the water is actually leaking from the chimney area (not rising from the bathroom)

I guess its the lead flashing :( Damn!!!

At least I know where its coming from now I suppose!

Going to try and seal it tomorrow until I can get a roofer in :(
