Hi guys

I am looking to get to the bottom as why my Garage is getting flooded - well an inch of water or so everytime it rains.

Garage is brick with a recently put on steel box profile Roof which I am certain is watertight.

Does anyone know If it can come through the floor/wall section where they meet? I am convinced this is the cause although as I say it's about an inch of water.

Here's a couple of pics

Any ideas guys?

The surrounding ground outside the walls, are they above or below the garage ground level?

Hi Crystalclear,

I honestly don't know! Garage backs on to someones back Garden and the Garage next to mine on one side has no Roof whatsoever so all manner of things are growing in there!

i think the dpm [damp proof membrane] above the floor rather than below the floor may be a clue
the dpm should be about 6" clear off the ground and below the floor level

you may be able to tank and lay a concrete layer to protect

Thanks big all.

It did cross my mind that this could be the problem as the brickwork above the dpm is dry where below the bricks it is wet (as in colour change in pics)

I'll look into tanking it but not sure about laying a concrete layer as the Garage spans over 5m by 2.5, probably beyond my skills!

I just had a brain wave or maybe not! thoughts.

In order to raise the floor level to the same as the dpc in the walls could I use a layer of bricks instead of concrete? Or is that such a stupid idea!

i am no expert on tanking
but i think you need constant contact to give the membrane support to stop the weight off the water but i could off course be wrong
