Garage with room over....rough cost?

Hi,

We are buying a house with planning permission for a detached garage with room over to be built and are trying to get an idea of the rough cost of the building alone.

Dimensions will be 5.6 x 8.2 m and 6m tall at max, with a pitched roof. According to the plans it is a "one and half storey building with 74m2 across two floors with approx 50m2 at normal head height. The main structure will be timber frame, the outer skin will be bricked up to a plinth height and then shiplapped". The ground floor will be split in two...one half for car, one half a room with electrical supply and en-suite. Then a staircase to room above with just electrical supply. The height of the first floor is 2.3m.

Any rough ideas of cost of build? Would 30K sound right?

Will be difficult without seeing it, need to see if the garage footing can take the added weight above etc, your best bet to get at least 3 free quotes and recommendation

Sure will and have arranged for a builder to come round next week.

I was just after a rough idea to see if we'd saved back enough cash when applying for our mortgage! The garage doesn't already exist...totally new build.
