Can I get some advice with this please.
I am planning on building a timber garden room which will be 6.5m x 3 metres. It is going along my fence and I have left 0.5 metres behind the fence for maintenance and drainage. It's probably 10 metres away from the main house and at the bottom of the garden. I have a large garden and there's plenty of it left over after this. It's definitely not taking up 50% of my garden.

I think I can go 2.5 metres high measured externally and from the ground.

Can someone please advise. Thanks in advance.

Not a 100% sure but won't that be classed as a shed and therfore a temp. structure that you won't need planning permission for.

Sorry for the rambling message.I was after validation of my understanding re. dimensions and build type and whether this is exempt from planning permission. Am I interpreting the rules correctly?

He's asking about permitted development - as it's less than (IIRC) 2m from the boundary, then height limits apply. It's something I've looked into as I'm planning a (smaller) shed/workshop which will be right up to the boundary.
According to https://www.planningportal.co.uk/permission/common-projects/outbuildings/planning-permission it's :
• Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
• Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwellinghouse.

I am within 2 metres of the boundary. The fence is 0.5 metres behind the proposed ball wall of this garden room. I think that's why the maximum 2.5 metre height applies.
On the dimensions of the garden room itself, as long as I am not using 50% of my garden, I am okay? I am planning to build 6.5m x 3m.

Not sure I agree with this. Some areas, like where we live need pp for any garden structure

I think there was a note on the PP to say that you are not covered if in a Conservation Area, etc.

We don’t live in a conservation area and still needed PP for our shed.

Our neighbour told me this so I added it to our extension PP

It would not need planning permission. The height is measured from the highest adjacent existing ground level.
