Hello,
This is my first time of posting. I had a HBS done today and one worrying discovery is that this 10+ years old house has not had any gas / boiler service for about 4 years. They have a tank which they say is for hot water and also has an immersion to it. However the surveyor said they have no storage tank (I did not quite get that).
I am worried because the water pressure is low and he states that it may have something to do with lack of service. The sink tap hardly runs when the bath tap is turned on. I wonder if the shower in the ensuite and the bath will be able to work at the same time. I am not so sure how big an issue this is and what to do before I proceed with the purchase.

If there is no storage tank for the cylinder then its likely to be an unvented cylinder. The loss of pressure is on the hot taps presumably? Id start with the pressure reducing valve being at fault, either blocked or failed.
